Manager / Senior Manager, Real Estate
Location MD, Gaithersburg - Corporate Headquarters
MedImmunecurrently has an opening for for a Manager / Senior Manager Real Estate, based at its headquarters in Gaithersburg, MD. Under the guidance of the Vice President, Operations Strategy, this person will have responsibility for overseeing all Corporate Real Estate Activities, including oversight, maintenance and reporting on all lease, purchase and disposition activities, conducted in accordance with the Corporate Real Estate Management Process. This role will coordinate with cross-functional departments to ensure effective business processes and accurate tracking, maintenance and fiscally responsible treatment of all Real Estate activities. He/she will interface directly with Sourcing, Finance, Capital Management, Legal, Facilities Master Planning, site leads, consultants, key business partners, and the Astra Zeneca (AZ) Global Real Estate Team to identify, negotiate and transact on behalf of the company in accordance with Operations as well as corporate Strategic direction. This role will be responsible for capturing, analyzing and reporting on lease costs, Lease versus Buy comparisons, capitalization rates and expense forecasting in association with Real Estate transactions and ongoing contractual obligations. Additionally, this role is responsible for maintenance of, training on, adherence to and improvement (as necessary) of the Corporate Real Estate Management Process and the administration of the Real Estate database management portal.
*Manage, improve and provide training on the Corporate Real Estate Management Process
*Oversee and coordinate reporting of Real Estate transactions
*Act as point person for all Real Estate negotiations including leases, purchases and dispositions
*Act as primary contact between MedImmune and Real Estate Brokerage Firm(s)
*Lead Operations internal projects, processes, and initiatives surrounding the improvement of Real Estate activities as they apply to people, process, and technologies
*Support all activities related to Facilities Master Planning, and Capital Plan submittals
*Support all activities related to the submission of the Long Range Operating Plan
*Interface and manage relationship with Capital Management and Indirect Sourcing, as well as Capital Finance to ensure proper management and reporting of all capital, site and functional forecasts and budgets
*Lead cross-functional teams consisting of Brokers, Legal, Sourcing, Facilities, IT and others (as required) in support of Corporate Real Estate projects and transactions
*Interface (as needed) with AZ Global Real Estate team
Education / Experience:
*4+ years of related experience (or an Advanced Degree in Business Administration) is required
*Proficiency with Microsoft Word, Excel, Visio and Project is required
*Familiar with Real Estate transaction practices and sourcing methodologies is required
*Experience with SAP or other ERP financial applications is preferred
*Project Management Experience preferred
*Pharmaceutical/biotech experience highly preferred
*Certified Real Estate professional preferred

*The ability to think and communicate conceptually and strategically and to develop workable and effective roadmaps to achieve agreed upon strategies
*Highly developed analytical and quantitative skills
*Excellent written and oral communications skills with audience to EVP level
*Understanding of finance, R&D and operational aspects of Biopharma industry
*Ability to recognize process issues, make recommendations for improvement and effectively implement new processes on a cross functional basis
*Recognized and proven team player within Engineering, Legal, Finance and Strategic Sourcing
*Proven ability to manage in a highly fluid, interactive, matrixed environment
*Flexible to changing priorities within emerging company platform
*Strong initiative and leadership delegation qualities for subordinate roles
